Once you have made contact, we can meet up on site and talk through your ideas. We can advise whether additional consultants might be needed to help support your application and be able to give you an idea of the fees and timescales that are likely to be involved.
As soon as the go ahead is given, we can start to develop the brief. We will come out to site and survey the building or land and produce an initial set of drawings. Working closely with you to fully understand your vision and requirements for the project. A printed copy of the drawings will be sent to you so you can make any additional changes and ensure that the design is right for you.
Once you are satisfied with the design, the drawing will be developed into a final design scheme, along with all the relevant documentation and supporting materials to be submitted for the necessary approvals.
Planning permission isn’t always required, as some properties can have works carried out under “permitted development”. We would check if this applied to your property.
If planning permission is required we will act as you agent, submitting the application along with plans, sustainable design and construction statement and with any other associated documentation and we will be liaising with planning officers throughout the process.
If your property is of architectural or historic interest, we will apply for listed building consent and enlist the services from relevant consultants should supporting reports be required like bat survey, ecologists report or heritage statements to support your application.
Once planning permission is obtained, you will need building regulations. Building regulations help ensure that new buildings, conversions, renovations and extensions (domestic or commercial) are going to be safe, healthy and high-performing. We will prepare your building regulations application for submission and liaise with building control and construction professionals as required, such as structural engineers and renewable energy consultants etc.
Once everything is in place a drawing package will be put together digitally, ready to be sent out to builders to quote from and printed in large format to work from.
If you don’t have a builder in mind, we have a good relationship with several local contractors and can help you get competitive quotes and appoint the right person for the job.
